The deal between you and us

Short, and in plain words on purpose. You are agreeing to this by using the bot, so it should be readable in one sitting.

A sole proprietorship registered in Poland, operating the Telegram bot «Chata Hunter» and this website. One person, not a company — the same person who answers /support.

2. What the service actually is

Chata Hunter watches public rental listings on Polish property portals and messages you when one matches what you are looking for. It also adds things the portals don't: the real monthly total instead of the headline rent, travel time to places you care about, what's nearby, and an AI you can ask questions about the market.

Read this part twice, because it is the part people get wrong. The listings are not ours. They are published by other people on portals such as Otodom, OLX and adresowo, and they are free for anyone to find there. What you get from us is monitoring, analysis and speed — we watch continuously so you don't have to, and we tell you things the listing doesn't say. We are not selling you access to the ads. We could not, because they were never ours to gate.

We are not a real-estate agency. We do not act for landlords or for you, we do not arrange viewings, we do not draft or sign anything, we never handle your deposit or your rent, and we take no commission from either side of a deal.

3. Who may use it

4. Free and paid

The core of the bot is free: searching, saved searches, match alerts and AI chat within a daily message limit. A Pro subscription unlocks more — the exact list and the current price are shown in the bot at the moment you buy, and that display is what you are agreeing to.

How payment works

5. Your right to change your mind

You are a consumer buying digital content, so you have a 14-day right of withdrawal — you can cancel a purchase within 14 days and get your money back, without giving a reason. We do not ask you to waive it, and we would rather refund you than argue.

If we ever start selling something that is delivered to you instantly and individually, we will ask you to expressly agree to that immediate delivery and to acknowledge that it ends the withdrawal right for that item — before you are charged, as a separate tap, never buried in a checkbox you didn't notice. Until you see that step, assume the full 14 days apply.

6. If something doesn't work

You are entitled to get what was described. If a paid feature is broken, missing or not what the bot said it was, you can require us to fix it; and if we don't fix it within a reasonable time, you can demand a price reduction or withdraw from the contract and get a refund. These are your statutory rights under Polish consumer law (the digital content and digital services provisions of the Consumer Rights Act) and nothing on this page limits them.

7. What we can and cannot promise

What we promise: that the bot does what this site says it does, that we will fix it when it doesn't, and that a person will answer you.

What we cannot promise, and will not pretend to:

On scams, which are the real risk in this market: we flag listings that look suspicious, but we cannot verify anyone. Never transfer a deposit, a "reservation fee" or any money before you have seen the flat in person and seen the documents. No legitimate landlord needs money from you before you've met. If a listing we sent you turns out to be a scam, tell us — we will pull it and warn others — but the payment will be gone, and we cannot get it back for you.

8. How to behave

Don't: scrape, resell or redistribute what the bot produces; automate access or hammer it with scripts; try to break, overload or reverse-engineer it; use it to harass anyone; or pretend to be us. If you do, we may suspend your access — and for a paid account we will refund the part you didn't use.

9. Our content, their content

The design of this site, the wording, and our analysis are ours. Listing text and photos belong to whoever published them on the source portal, and we show them so you can decide whether a flat is worth your time. If you own a listing and want it out of the bot, email us and we will remove it — no argument, no forms.

10. Liability

We are liable to you as Polish law requires, and we don't try to write that away. What we are not responsible for: the content or accuracy of third-party listings, what landlords, agencies or portals do, decisions you make based on our estimates, or losses caused by a third-party service we depend on going down. Nothing here excludes liability for intentional harm, for gross negligence, or for your statutory consumer rights — those cannot be excluded and we are not attempting to.

11. Ending it

You can stop whenever you want — block the bot, or erase your account yourself with /deletemydata (see the privacy policy for what that covers). We may suspend an account that breaks section 8. If we shut the service down, we will say so in the bot in advance and refund any paid period you haven't used.

12. Changes to these terms

We may update this page. If a change materially affects you, we will tell you in the bot before it takes effect, and you are free to stop using the service if you don't accept it. We will not backdate a change to cover something that already happened.

13. Law and complaints

Polish law governs this agreement. Because you are a consumer, you also keep every mandatory protection of the country you live in — this clause does not take those away, and you can bring a claim in your own country's courts where the law allows it.

Complain to us first: /support in the bot or support@chatahunter.com. We reply within 14 days. If we can't agree, the refunds and complaints page lists the free consumer-dispute routes available to you, including the municipal consumer ombudsman and the EU online dispute resolution platform.
